Boundary Surveying and ALTA Land Title Surveys:

Do you know where your property boundaries are?  Have you purchased property without the benefit of having a survey performed for your mortgage settlement?  Were you advised, by a title industry representative or attorney, that you could simply sign a "waiver form" eliminating your need to have a survey performed, and now realize that you have no idea where your property begins and ends?  The team of experienced surveyors at G&A will review the project to determine a technical approach to meet your requirements, and custom design a survey approach that will ensure the best results:  accurate information, which is on-time and within budget.  From large tracts, to just a few acres, G&A has the resources, qualifications, and experience for successful project management. Do you have plans for your property?  Whether your future plans involve the development of your property, subdividing or consolidation of your property, or submission of site plans for building permits, Gardy and Associates can provide the assistance you need.  We will assist you in understanding your jurisdiction's codes, ordinances, and regulations, in order to develop the concept of your plan.  We will use general and specific plan preparation checklists, and format your plans to increase their effectiveness.  We will assist you in agency interface, and prepare concise plan revisions and comment responses.  We will help make the agency review time as efficient as possible, through plan accuracy and internal quality control.

 

Elevation Certificates and Flood Zone Determinations: 

 

You can improve your insurance rates with an Elevation Certificate.  Gardy and Associates, P.C. provides Elevation Certificates, which are an important administrative tool of the National Flood Insurance Program (NFIP).  The Elevation Certificate is used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, and to determine the proper insurance rate for your property.  In many instances, your insurance rates can potentially be lowered, based on the results of the survey.  The Elevation Certificate can be used to determine remedial measures, such as engineered flood vents, which can be installed to improve hydrostatic relief.  Gardy and Associates, P.C. can determine your Flood Zone Designation, and provide an Elevation Certificate for use in determining the possible insurance cost savings.  

 

Topographic Surveys and Design Surveys:

Gardy and Associates makes use of proven and emerging technologies to support the mapping sciences.  Through use of electronic data collection equipment, GPS surveys, (both static and RTK), and Robotics, various digital data capture methods can be employed.  Gardy and Associates provides full support for topographic mapping including geodetic control surveys, GPS for both control and attribute mapping, data conversion, and other technical support.  Working with other mapping professionals, engineers, architects, and other design professionals,  our experienced staff collects, analyzes, and converts digital information for mapping and design purposes.
